Opportunity

Macquarie Asset Management (MAM) has been engaged in the Specialist Disability Accommodation (SDA) sector since 2017. Its My Specialised Accommodation Solutions (MSAS) platform provides high-quality  and sustainable housing for people with disability in Australia.1

MSAS properties are available to tenants who meet the eligibility criteria set by the National Disability Insurance Agency (NDIA), under the framework of the National Disability Insurance Scheme (NDIS) and are designed for people with ‘extreme functional impairment’ or ‘very high support needs’.2

The primary goal of MSAS is to increase the provision of high-quality SDA that contributes to positive outcomes for people with disability in Australia. Supporting this includes integrating the latest in assistive technologies and facilitating community engagement.

Delivering on this ambition can be more pronounced in rural and remote areas, where there is typically greater scarcity of housing options and support services compared to inner urban regions. These areas have been identified as being ‘thin markets’ and include rural communities in Queensland, Western Australia, New South Wales and Victoria.3


Approach

MAM, through MSAS, works closely with its partners and tenants to ensure that SDA positively impacts it tenants, including through assistive technology and supporting community inclusion. 

By harnessing the latest technology, MSAS is empowering tenants to lead fuller, more autonomous lives. Key innovations include the implementation of voice-activated and fob-operated door systems, which simplify access for tenants, allowing for easier visitation by friends, family, and support workers without necessitating physical assistance. Additionally, voice-controlled environmental systems enable tenants to independently manage their heating, cooling, lighting, and blinds.

MSAS is also creating innovative solutions to provide housing options for people with disability in rural and remote areas of Australia. This has included collaborating with local developers to design and construct specialised modular homes to better integrate SDA homes in regional communities. 

Outcome

MSAS has expanded into regional areas, such as Geraldton in Western Australia and Cairns in far north Queensland, addressing the need for specialist housing for individuals with complex support needs in these regions.

The integration of assistive technology has helped to reduce dependency on support staff and empowers tenants with greater control over their living environment and time management. 

Consequently, many tenants have been able to have greater independence, autonomy and privacy to pursue their own ambitions including in rural and remote areas. This can include exploring employment opportunities and engaging in community activities, such as sport.
